Repositioning Acquisition was structured as a net lease with an option to purchase the property at the end of a 10-year term. The existing rents ($460,000) were substantially below market. In January 2009, the lobby tenant signed a new lease for over $75 per sq. ft. In July 2010, an existing tenant signed a new lease at an inital base rent of $72 per square foot. Additionally, In September 2010, the rent for the building's major tenant increases to F.M.V. estimated at $70 – $80 per square ft. It is projected by the end of 2010 the gross rental income will be in excess of $850,000.
